The estate is historically documented as one of the oldest farms in Mallorca and is of special value in terms of water resources due to its location near the iconic Fonts Ufanes.
The property is located in one of the most beautiful valleys, near the town of Campanet, on the old road that used to connect Campanet with Pollença. The idyllic surroundings lie within the Serra de Tramuntana, a UNESCO World Heritage Site since 2011.
The land spans approximately 72 hectares, including 11.5 hectares of vineyards, 20 hectares of olive groves, and the remainder being the mountain Puig de Ses Mates Verdes, which stands at 372 meters.
It is situated in the Campanet Valley, on the edge of the Serra de Tramuntana, only 35 minutes from the airport and the center of Palma, and 15 minutes from the northern beaches of Mallorca. It also borders the Fonts Ufanes and the Campanet Caves.
The estate is currently being renovated, including 2,400 m² of interior buildings and an additional 2,000 m² dedicated to events, wellness areas, and a pool.
A large portion of the 2,000 m² Possessió, south-facing, was built during the 18th century around a central courtyard, located on a hill with spectacular views over the vineyard and surrounding nature.
Within the Possessió, there is a protected consecrated chapel, an impressive olive press, and other elements of historical interest.
These historical considerations have been integrated into the project, which has approved planning for a Rural Hotel with 28 rooms, a restaurant, bar, gym, a small villa, and a pool, plus 1,743 m² of terraces and outdoor spaces.
Due to recent changes in legislation, this may be the last license granted for a Rural Hotel in Mallorca.
In addition to hotel operation, the project offers various income opportunities, such as being used for holistic retreats or events and weddings, thanks to a chapel located just a 5-minute walk away (Chapel of Sant Miquel). Gastronomic tours through the vineyards and olive groves could also be offered.
There is space allocated for the construction of a modern winery and olive oil mill to exploit the available agricultural resources and offer a unique, exclusive product.
The project budget is based on 30 rooms at an average renovation cost of €200,000 per room and €500/m² for common areas, totaling approximately €4 million.
From 2017 to 2019, a total of 11.5 hectares of organic vineyard were planted. With Merlot, Cabernet, Syrah, Chardonnay, and other local varieties, an annual production of 55,000 liters is expected once matured.
The olive grove stretches up to the mountain, covering around 20 hectares and includes centuries-old olive trees and carob trees, harvested regularly to produce extra virgin olive oil.
A small herd of Dexter cattle has also been introduced, and a perimeter wall has been fenced off, separating the olive grove, vineyard, and hunting area.
The estate has two licensed drilled wells producing potable water sufficient for the needs of the Hotel and vineyards, with permits to drill more. There is a constructed reservoir (cistern) with a capacity of 650,000 liters of water.
There is also an ancient well network, hundreds of years old, operating through natural springs.
Completion of construction is scheduled for March 2026.
